What is an Accessory Dwelling?

When it comes to being a landlord it can be very difficult to get a property that is standalone in terms of renting. That being said, there are options for those that have extra space and want to rent it out but that might not know what to do about getting it up and running. An accessory dwelling unit is a great thing and does help you to make extra income on top of that.

What is an Accessory Dwelling Unit?

This type of unit is an extra space that is smaller than the main unit but that is still on the same property.  A great way to think about it is to look at the accessory dwelling as an accessory to the main home. This can be a room that you are renting out, a basement apartment, an apartment over the garage, or a stand-alone building that you are renting on the main property. These dwellings are often rented out for shorter periods of time but if they have all the necessary elements of a full apartment, like a kitchen, bathroom, and sleeping space, you can rent them out for longer periods of time.

Accessory dwelling units are a great thing, they can make you extra money and can also help you to get the most out of extra space that you might not be used in your home or on your property. These units are great for anyone that lives on the property and just wants to make a few extra dollars without having to go out of their way to get another property. These are also far simpler to keep track of and to keep an eye on in terms of being a landlord.

Can Anyone Build an Accessory Dwelling?

If your home does not have this space on its own or as is, you can build one on your property. If you are converting a space that you already own you are not going to have to do as much in terms of zoning and permits to build. These spaces that are inside the home or inside a building that is already on the property do not need a separate permit for building as they are no new structures that are being added. If you are dealing with a property that does not have a space separate and you are thinking of building there are some further considerations.

If you are building a secondary or accessory dwelling you do need to check with your local planning and zoning to see what you can add to your property and what specific permits you might need to be able to legally build this structure. It is important to make sure that when building you are taking the time to make certain that you are allowed to build so as not to violate any laws or regulations in the area in which you live.

Accessory dwellings are a great way to make some extra money and to use the extra space that you have around that you might not be used otherwise. These dwellings can be rented out to get you some extra income every month and can also be great if you have people over and might not want them to be crowded by staying in the main home. It is always a great idea to take the time to make sure you can build this type of dwelling and figure out just what you need to do in order to be able to build or secure this type of dwelling on your property.
